About Igor Golebiowski
I moved to South Florida in 1998 without a word of English. I started at Bayview Elementary in Fort Lauderdale, grew up in Boca Raton, and have lived in Delray Beach since college. Today I help people buy, sell and rent from Fort Lauderdale to Palm Beach Gardens.

How I work
I'm from here
Fort Lauderdale, Boca Raton, Delray Beach: I've lived where I sell, so I know these neighborhoods the way locals do, from the quiet streets to the well-run buildings to the places that are changing.
Marketing with a media background
Before real estate I worked in web design, digital marketing and media production, including more than 350 podcast episodes. Your home gets a real marketing campaign.
An owner since 18
I bought my first property at 18, a duplex in Lake Worth, in the middle of the housing crash. Since then I've founded a rental and property-management company and run my own short-term rentals, so I look at rent, upkeep and returns the way an owner does.
Deals that close smoothly
From waterfront estates to commercial buildings and leases, I handle the negotiating, the paperwork and the coordination, so closing day holds no surprises.
Mówię po polsku
I work in Polish with buyers, sellers and investors, whether they're here in Florida or in Poland.
Questions people ask me
Why should I move to South Florida?
What I truly love is that this is where I was raised, and it's hard to beat what you get here. Three international airports in Miami, Fort Lauderdale and West Palm Beach, plus a handful of smaller airports for private flights, like Boca Raton Airport. World-class golf. The best boating in the world. Fort Lauderdale isn't called the Yachting Capital of the World by accident. And top-rated beaches: Delray Beach has been voted the best beach in Florida in USA TODAY's 10Best Readers' Choice Awards.
You can also pick your vibe every weekend. Miami for the ultra high life and high-end celebrations. Fort Lauderdale for a smaller, more laid-back setting. Boca Raton for well-dressed vibes and a calm, cool feel. Delray Beach for one of the best downtowns in South Florida. And West Palm Beach for affluence, sophistication, culture and art, from the Norton Museum of Art to the Kravis Center.
What are the best neighborhoods in Boca Raton, Delray Beach and Fort Lauderdale?
It's a loaded question, and it's why every search with me starts with a consultation. Before we look at a single home, I want to understand the lifestyle you're after: the activities you enjoy, how much social life and nightlife you want close by, and whether you value privacy or want to connect with your neighbors.
The answers lead to very different places. If you want to walk to restaurants, nightlife and the beach, that might be downtown Delray Beach near Atlantic Avenue. If you want golf, a clubhouse and a private gated entrance, it might be a country club community like Royal Palm Yacht & Country Club, Broken Sound or St. Andrews in Boca Raton. If your boat matters as much as your house, it might be the Las Olas Isles in Fort Lauderdale, Boca Harbour Island, or a home on the lake in Lake Ida. Once I know what matters to you, I can narrow everything from Fort Lauderdale to West Palm Beach down to a short list that fits.
What should I check before buying a waterfront home in South Florida?
It depends on the area, and on how you'll use the water. If you have a boat, or want one, start with the route to the ocean. Are there fixed bridges between the house and the inlet, and how deep is the canal at low tide? Fixed bridges limit how tall your boat can be, and the canal's depth limits how deep it can sit in the water. That's why homes with ocean access and no fixed bridges are so sought after here.
Then look at the property itself. Find out how old the seawall is and what condition it's in, because replacing one is one of the biggest expenses a waterfront owner can face. And get insurance quotes early, while you're still inspecting the home: flood and windstorm coverage can change what a waterfront home really costs each month. I walk my buyers through all of it before they commit.
How do you sell a luxury home for top dollar in South Florida?
It all comes down to two things: pricing it accurately, and giving it maximum, constant exposure. A home priced right draws serious buyers while it's fresh on the market. Price it too high and it sits, and buyers start wondering why.
For exposure, I use paid ads, native ads and every social media platform to get as many eyes on the listing as possible, not just the buyers already searching the MLS. And since many luxury buyers here come from out of state or overseas, my reach goes well past Florida. I have strong connections in Europe, including some of the top real estate producers in Poland, and a good number of clients from Latin and Central America.
